Months of Inventory Statistics

Below are the Months of Inventory Statistics for homes, PUD's, condos and ranches ranging from Carpinteria through Goleta.  Months of Inventory, or Market Velocity, is the number of months it would take to sell all the current active listings, at the current pace of sales, assuming no new listings are added.  To calculate this, we use the number of properties that entered escrow in the immediate past 30 days.  This is a much better indication of buyer confidence today vs. closed sales that reflect buyer activity 2-4 months ago.

As a rule of thumb, 0-3 months of inventory indicate a sellers' market; 3-6 months indicates a "balanced market"; 6-9 months is a buyers' market and 9+ months is indicative of a weak market.  The numbers below reflect a low number, showing that the market is  hot right now!

2013 Continues to Show Strong Numbers

Alma Del Pueblo Update - Steel Frames Up at Site


The construction at Alma Del Pueblo continues to move along at a rapid pace!  After laying the groundwork, the construction team has begun placing steel frames at the site, and you can clearly see what will soon be the Santa Barbara Public Market, slated to open in August.  You can also see the various quadrants of the building going up, and our hard hat tours will begin in the near future for our buyers who are in escrow. Yes, that's right. Multiple units are already in escrow, so don't wait until the project is built to select your unit! You can drive by the site at Victoria x Chapala to check out the progress, and feel free to stop in our sales office for a visit at 1321 State Street. The Case For Staging Your Home


Sellers often ask if they should stage their home. The answer is situational, but in most cases, I do recommend staging a home if the seller is willing to work with a stager, particularly if the property is vacant. The vast majority of sellers are not interior designers, which is why staging can be so valuable and bring back the money spent many times over. If you are thinking about selling your home, we have some fabulous stagers we can recommend!
